Do NOT use white out, it can easily be scratched off. If there needs to be a correction made to a document, draw a single line thru the error or use Xs, type the correction, and have the parties involved initial the change.

Requirements when Recording Deeds

  • Recording Fee - Statewide County Fees
  • State Deed Tax - Minnesota counties collect Deed Tax when an instrument conveying Minnesota real property is presented for recording.
  • Agriculture Conservation Fee - $5 per transaction on the recording or registration of a mortgage and/or deed that is subject to tax.
  • Certificate of Real Estate Value - Required if the total consideration is over $3,000.
  • Well Information - Required if an eCRV is completed
  • Subsurface Sewage Treatment System disclosure - Required on all property transfers
  • Complete legal description - The legal description on tax statements are often abbreviated versions and are not considered complete
  • Complete acknowledgement - Venue (state and county where acknowledgement took place), date, notary seal, notary signature, notary commission expiration date, names and marital status of parties being acknowledged - or if a corporate acknowledgement, business name, name and title of signor(s)
  • Drafted by Statement - Include name and address
  • Send Tax Statement to - Include name and address

Requirements when Recording Mortgages

  • Recording Fee - Statewide County Fees
  • Mortgage Registry Tax - Minnesota counties collect Mortgage Registry Tax when a mortgage securing a debt amount is presented for recording.
  • Agriculture Conservation Fee - $5 per transaction on the recording or registration of a mortgage and/or deed that is subject to tax.
  • Complete legal description - The legal description on tax statements are often abbreviated versions and are not considered complete
  • Complete acknowledgement - Venue (state and county where acknowledgement took place), date, notary seal, notary signature, notary commission expiration date, names and marital status of parties being acknowledged - or if a corporate acknowledgement, business name, name and title of signor(s)
  • Drafted by statement - Include name and address
