• Full names are required for all purchasers. 
• Photo ID is required for all purchasers.
• All purchasers must provide Social Security numbers or an EIN.
• Bring cash or check made out to Carver County. Debit and credit cards are not accepted
• You must pay the purchase price and any required fees.

The application for a State Deed is submitted after your check clears the bank. You will receive the recorded State Deed in about 60-90 days. 

• All sales are final with no refunds or exchanges.
• All property is sold "as is".
• You should research any tax-forfeited property before buying it. This includes checking for mortgages or liens.
• All sales follow existing leases, building rules, and easements. 
• Carver County does not guarantee the land is buildable.
  • Some properties may not meet local building or zoning rules.
  • Environmental or water issues may also affect the property. 
  • You are encouraged to review local building and zoning laws. Contact the city where the property is located for information. If the property is in the township, contact Carver County Land Management Department at (952) 361-1820.  
• Cancelled special assessments may be added again by the taxing authority.
• The appraised value is not used for future taxes. The purchase price does not show the taxable market value.
• You may not have clear title after the purchase. Tax forfeiture breaks the chain of title. You may need an attorney to make the title marketable.

Once the Property has Forfeited:

• The State of Minnesota becomes the owner. 
• Carver County staff will inspect the property. They will also take steps to take immediate possession of it. 

If You are Still Living on the Property:

• You must leave unless the County allows you to stay. 
• The County will file an eviction case against you.  
• If you are renting, the owner cannot rent the property to you anymore. 

If You had an Ownership Interest:

• If you had ownership rights, you may apply to repurchase the property.
• You can repurchase it until the day before the first sale. 
• All taxes, special assessments, and costs must be paid to repurchase it. 
• Only people with ownership rights can repurchase the property.

How to Repurchase:

• Visit or call the Property Tax Department at (952) 361-1910. Request a Repurchase Application. 
• Complete the Repurchase Application.
  • Pay the full amount by cash or check. A non-refundable application fee is included in the total. 
  • Provide proof of ownership or interest in the property. 
  • Sign the required documents.

Properties Not Repurchased:

• If a property is not repurchased, it will be offered for sale. 

Excess Funds from Property Sales

When a property is sold and the sale amount exceeds the total owed in taxes and fees, the remaining balance is considered excess funds. These funds may be claimed by eligible parties according to the guidelines below. 

Who Will be Notified

The County will mail an Excess Funds Claims Form to: 

• The former owner of the property
• Any individuals or entities with legal title rights to the property

Review the current list of eligible recipients of Excess Funds.

 How to Claim Excess Funds

To request a portion of the excess proceeds, claimants must:

• Fully complete the Excess Funds Claim Form
• Submit the form to the address listed on the form
• Await approval from the Property Tax Department

Important: After the designated claims period ends, all submitted claims must be reviewed and approved by the Property Tax Department prior to disbursement. 

 Multiple Claims

If more than one claim is submitted for the same property, the distribution of funds may be determined through a civil court proceeding.
